Living in Subic – Housing and Accomodations Overview

There are many options for people wanting to stay in Subic, either as a resident or visitor.

The decision can be broken down into the following points:

  • Do you want to live within the Subic Bay Freeport Zone (SBFZ), or out in town?
  • Are you single, or do you have a family?
  • Do you want to rent or buy a home or apartment/condo?
  • Do you want to stay in a hotel or resort?

Most people who want to stay within the SBFZ are those who are here on business, or have families

Some points about living within the Freeport:

  • Expensive compared to the outside economy
  • Many different options ranging from apartments and condos, to single family homes
  • Very safe and secure
  • Close to business locations, schools, etc
  • Easy access to Philippine expressway system
  • Close to the major shopping areas and grocery stores
  • Better infrastructure than living out in town (in general)

Points about living outside the SBFZ:

  • Relaxed, beach-side living (Barrio Barretto and other)
  • Close to the bars, nightclubs and beach resorts
  • Less expensive than the Freeport (resorts/hotels not withstanding)
  • Infrastructure can be spotty. Internet access is relatively unreliable, as is electrical service
  • Slightly less safe for families, though crime in the Subic area in general is not a problem
  • Limited shopping available

Freeport Options:

If you choose to live within the Freeport, you will want to do your research carefully. It’s best to visit Subic for a week or two, and stay in a hotel while you take a first-hand look at the various properties and locations. The listings you will find on the internet are generally not very reliable, as many listings will be outdated or simply generic copy and paste entries. The prices listed are not at all accurate – you can always get discounts with some simple negotiation. Also, you really want to experience the areas and know the distances between your chosen location and your place of work.

The Freeport offers several long-term living options and areas. All of the single family housing at SBFZ is contained within two general area: Binictican and Kalaayan.
